Mr. Beefy's owner, Culver's franchisee still negotiating potential Fox River Grove land sale

Land that serves as home to two popular neighborhood eateries has not yet been sold to make room for a Culver’s, Fox River Grove’s village administrator and the property owner said.

In December, the Village Board unanimously approved a petitioner’s proposal to build a Culver’s drive-thru on land that houses Mr. Beefy’s and Villa Bleu Tavern & Restaurant. Trustees unanimously approved the plans of Barry Himmelfarb, a Culver’s franchisee who is in negotiations to buy the land from Dan Skoubis – the owner of both Mr. Beefy’s and Villa Bleu.

On Wednesday, Skoubis said he was “still in negotiations” but declined to provide further comment.

On Thursday, Village Administrator Derek Soderholm said the land is not yet sold but still could be.

“The land needs to change hands,” Soderholm said, adding that last year the village approved a sign variance for Culver’s and permits for outdoor seating and a drive-thru.

Soderholm said if and when the land is sold, the village must approve the building plans before construction of a Culver’s can commence.

During a December meeting, several residents objected to a Culver’s opening at 512-516 Route 14, a stretch that often faces traffic jams.

If Himmelfarb acquires the properties and builds a Culver’s, the restaurant would be open from 10 a.m. to 10 p.m. Sunday through Thursday and from 10 a.m. to 11 p.m. Friday and Saturday.

Himmelfarb runs Culver’s restaurants in Woodstock, Hoffman Estates and Schaumburg.

Culver’s is a Wisconsin-based fast-casual chain specializing in cheese curds, butterburgers and frozen custard.
